Put every bid on the same page
Create a simple comparison sheet with service days, estimated labor hours, tasks by area, periodic work, supplies, equipment and monthly price. If one bidder did not include something, mark it as missing instead of assuming it is covered.
Find the hidden differences
One company may include carpet spotting and interior glass while another charges separately. One may provide a working supervisor and another may rely on a remote manager. Ask whether taxes, consumables, equipment and initial deep cleaning are included.
Question unrealistic labor
Price matters, but cleaning is labor driven. If one bid is much lower, ask how many hours and workers are planned. The answer may reveal a more efficient method, or it may show that the scope cannot realistically be completed.
Score the relationship too
Give weight to walkthrough quality, response time, references, communication and the clarity of the transition plan. The best bid is the one that makes the work measurable and gives you a clear path when service needs attention.
